Suntree's paver driveways and patios skew older than most in the area, and plenty were never resealed on any regular cycle, or weren't sealed at all going back far enough. That shows up as faded color, sand washing out of the joints, and dark staining under mature oaks where leaf tannins and shade keep the surface damp longer than it should be. In Suntree the thing that ruins a DIY seal is usually the afternoon storm nobody planned around. Sealer needs a genuine weather window — dry going down and dry while it cures — and a summer afternoon here can close that window with little warning. Sealing alone won't remove existing staining — that needs to come out during cleaning first, sometimes with a targeted stain treatment for tannin buildup under trees. Once the surface is actually clean, sealing protects it and keeps new staining from setting in as easily.
