A lot of Mims properties have little or no tree cover, and that's the first thing to plan turf around. The tax roll puts the typical lot in Fawn Lake at about 0.8 acre and in Indian River Park at about two and a half acres, so turf is rarely the whole yard. It usually covers a defined piece, like the yard inside the fence or the ground around the pool, and the pasture or grove beyond it stays as it is.
That open sky means turf here can sit in direct sun most of the day, and by midday in July it's hot enough that bare feet and dog paws notice. The other thing is dust off unpaved roads and worked fields, which means rinsing more often than a suburban yard needs and an occasional brushing so the blades stand back up. Under all of it, the base gets graded so a summer downpour moves through the turf and off toward somewhere it can drain, not back toward the house.
What that looks like here
Mims work, specifically.
Dust Rinses Out, If You Rinse It
Dust from unpaved roads and nearby fields lands on turf every dry week. A hose-down clears it from the blades. Left too long, it packs into the infill and slows how fast water drains through, so rinsing is part of owning turf out here.
Full Sun, Planned For
Mims lots with little tree cover put turf in direct sun for most of the day. We'll look at where the house and porch throw afternoon shade and suggest putting the turf you'll use barefoot there. The full-sun stretch can still be turf, as long as you know it runs hot.
Where Turf Meets Open Ground
Where turf borders pasture or open ground, grass and weeds push in at the edges and seams, not up through the middle. A secured perimeter and a clean border slow that down. A pass with a trimmer along the edge every so often keeps the line tidy.
By the numbers
Mims homes, by the numbers.
The Brevard County tax roll counts 3,689 single-family homes in Mims. The typical one was built in 1991, and about 60% were built before 2000.
Older lots here often have mature trees and shade, which decides where real grass will grow and where turf makes more sense.

Free estimate
Start with someone walking your yard.
We'll measure, look at where the water goes, and leave you an itemized written estimate, anywhere in Mims. No charge, no pressure.
How much does it cost to turf 1,000 square feet out here?
We'd rather measure than guess, because the same 1,000 square feet can price very differently. What moves it is how much grass and soil comes out, how much grading the spot needs to drain, how far equipment and base material travel from the road, how many cuts and seams the shape takes, and whether it's a pet area. We measure the area and leave you an itemized written estimate.
How long does artificial turf last when it's in full sun all day?
Longer in shade than in full sun, and we won't put a number of years on it. UV is what ages turf, and a Mims yard with no tree cover gets plenty of it, so blades in the sunniest spots lose some color and softness first. Traffic, pets and the base matter too. An even, well-drained base and regular brushing keep the rest of it in good shape longer.
We're not in an HOA. Is there anything to check before putting in turf?
Check whether your parcel has recorded deed restrictions. Some Mims properties have them and some don't, and they can cover landscaping as well as buildings. If yours is clear, what's left is practical: where vehicles drive and turn, which sprinkler zone gets shut off, and how equipment reaches the spot. We'll walk all of that with you on the first visit.
